As a new demographic of real estate buyers and sellers enter the market, economists point out that the timing of younger millennials and older baby boomers coming to the closing table could not be more opportune. A recent study released this week from PulteGroup Inc. finds that demand for housing from people between ages 18-34 is rising at the same time that baby boomers are beginning to sell their homes. The percentage of buyers ages 18-34 with an average income of $50K or more has risen significantly since this time last year. On the same note, baby boomers entering 65 or older are expected to test the waters of the real estate market and list their homes for sale, says Arthur Nelson, professor of urban planning at University of Utah.

Pultegroup also pointed out that about 30 percent of 2012 real estate sales were to first time home buyers. Vice President of Pultegroup, Fred Ehle added to the surveys finding by saying, “the combination of incredibly low mortgage rates, rising rental rates and very low inventory levels, millennials realize now is a good time to purchase a home.” Many of the soon to be home buyers are already making financial decisions in order to achieve this goal. Obstacles such as student debt, down payment cash and advanced career placement are finally being subdued by a more promising economic outlook.

Nelson also mentions that home owners sell at a much higher rate once they hit age 60. This could represent a huge supply of home as 80 percent of adults own homes by the time they are 65 years old.

If you are thinking of entering the real estate arena, whether buying or selling, now may be the most opportune time we have seen in years! Buyers should take advantage of current real estate market conditions while sellers should catch the tailwind of all this activity.

Many real estate home owners have been waiting for the right time to sell their homes. Some stated reasons are that the market has not completed the correction, or they are waiting for home prices to continue to rise. These reasons often draw attention because some are not entirely up to the minute with real estate market pulse and how favorable the conditions are for sellers in today’s real estate arena.
Now more than ever, inventory levels have fallen more than 68% here in Tampa, Florida.  Available homes on the national level fell almost 2 million units last year!  Simple supply and demand would tell home sellers that your property is worth more because inventory is down. A national home data provider, Corelogic reported that home prices haven’t jumped this much in the last 6.5 years, and that this is mainly due to current tight home inventory. The end of 2012 showed an 8.3% increase from the prior year, an annual gain that hasn’t been felt since May 2006!
Corelogic went on to describe how the amount of homes in foreclosure is down 21% on an annual basis.  Home sellers are looking to capitalize on the depleted inventory should be doing so if you have been on the fence for years. While distressed properties dwindle, asking prices are also up in 86 out of 100 of the largest real estate markets, according to Trulia. Asking prices rose 6% from this time last year. While this sounds great, we need to take note of stronger market indicators such as job growth and record low interest rates, which also point to a healthier and longer lasting recovery. Tampa, Florida has seen this recovery in action. Our housing rebound is in full swing.
So as we enter the time of year when more buyers get eager to find the perfect home, and sellers make the finishing touches on their home improvement projects before putting their home on the market, we ask you to remember that now may be the most opportune time in six years to list and sell your home. Florida sees the most home searching activity in the moths of February and March so your chances of someone expressing interest are statistically higher. Also keep in mind that mortgage interest rates aren’t getting much lower and your buyers are ready now. This coupled with the continued drop in jobless claims indicates a stronger seller’s market that is anxious for some activity.
Ask us today to ask how you can maximize your selling power during these favorable times. Do not be left on the sideline wondering how much more of the pie could have been yours, call today to find out!

We are constantly being reminded about the condition of the real estate market, both nationally and locally. No matter which media outlet you choose to ingest, you are most likely seeing, hearing and wondering what is up and what is down, and more importantly, what it means for you. Here is a brief recap of some figures to keep in mind.

What’s Up:

We have heard this for the last few months of 2012 and will continue to hear that home building is on the uptick. Up almost 40% from the previous year, home start are on the rise. At the most recent InternationalHome Builders Show in Las Vegas, the National Association of Home Builders Chief Economist, David Crowe said, “Nearly every measure of housing market strength – sales, starts, permits,  and builder confidence – all have been trending upward in recent months and we expect to see steady growth to continue in 2013.”
Home prices also continue to rise. On a national level, we ended up with a 5.6% increase from last year. At a local level, Tampa, Florida has experienced a hefty 22% increase in homes median sales price, while the average price per square foot edged up almost 50%! If prices are up, one can imagine that more home owners are finally willing to sell. The home purchase index was 26% higher last week compared to this time last year. Tampa has seen some of the largest gains in the past year as home prices, home sales, and home building all continue the upward trend.

What’s Down:

The reason for some of the increases mentioned above are partly due to the very low home inventory both nationally and right here in our Tampa market. Home inventory is down 17% from this time last year! The national home inventory level currently shows a decrease of 26.6%. This creates multiple offer scenarios and allows sellers to hold a bidding war, which is the type of war they sure do appreciate waging.
Florida felt the brunt of the bubble burst and since then has had a high volume of short sales, REO’s and foreclosures. Luckily for both homes sellers and buyers, the time it takes to complete a short sale is getting shorter and shorter. Freddie Mac now estimates that the time to complete a short sale will decrease by 50% to 75% as a result of steps the government enterprise has implemented in order to speed it up. This also means a diminishing rate of foreclosures which will keep adding to the value of homes.

If you heard that housing starts increased 12% from November to December 2012, you would probably think that it sounds like good news.  If you learned that housing starts increased almost 37% from a year ago, you may stop to think, just how significant are those numbers?

The national 2012 year over increase shows that newly constructed homes totaled 954,000; a hefty increase from the previous year, which only recorded 697,000. Not only are new houses being built for current and future home buyers, but they are also being completed at a much higher rate.  About 80,000 more homes were completed in the last year compared to 2011.  A contributor to these upticks includes the authorization of building permits, which are also up close to 200,000 units from the previous year.  So what..?

Clearly the housing starts are indicative of real estate market that is showing impressive signs of growth. These home starts show that builder confidence is at a peak and they are springing into action.  Positive outcomes are being produced.  This also is related to falling home inventory levels in the real estate market. In the last year, the real estate market has seen a 27% decline in the amount of homes for sale. Simple supply and demand would tell you that prices will continue to go up as inventory declines, which is further fueled by the availability of credit and the growing demand for home ownership.

Even Deutsche Bank analysts have taken note of the housing market index, citing,” if the pace of housing starts increases over the next year by the amount that home builder sentiment implies, then the contribution from residential construction in the GDP accounts should double as well…”. With the index gaining 22 points over the last eight consecutive months ( something we haven’t seen since the mid- 1980’s), it has positioned the housing market to be a helping hand in not only the real estate market, but in the economy as  whole.

Tampa’s real estate market continues the upward trend that 2012 produced. Buyers and the affordability of housing are getting noticed.

Following 11 months of positive data from the National Association of Realtors regarding housing affordability and mortgage rates, we can expect to see more and more home buyers step into the home purchasing arena. Jobless rates continue to fall according to Trulia economist, Jed Kolko, especially for 25- 34 year olds which make up the prime age for housing demand. The national unemployment rate dipped down to 7.7% in December for the age group most ready to purchase real estate. Construction jobs also posted strong gains which not only equals more housing availability, but more people with jobs and paying taxes.

Housing affordability is measured on an index which takes in account the median home price, median household income and average mortgage rates. The higher the number, the more home “purchasing power” buyers possess. We ended the year at an index of 198.2 for 2012, and many see this number increasing in 2013 due to such tight underwriting practices being changed.

The amount of shadow inventory has had an effect on home buyers and sellers also. The number of homes that are either in foreclosure, or are seriously delinquent, has dropped 300,000 units from October 2011 to October 2012. An increasing number of loan modifications and short sales have helped keep negative pressure off prices of homes located near these distressed properties.  Investors will continue to snag any remaining “real estate deals” as we progress through 2013,  but should also be advised the property availability is low.  Acting swiftly will be key if they are looking for a higher return.

Real estate is swiftly moving to a seller’s market.   More to come on how seller’s are stepping in with confidence.
Whether you are a cautious home buyer or seller, a sophisticated investor, or a renter who is tired of wasting money on a home you cannot call your own; give SI Real Estate a call today so we can discuss the steps that will lead you to your real estate goals.

Client’s needs and expectations are highest on our list of priorities and we do our best to exceed them at every opportunity. Our real estate professionals have extensive experience in the field and are equipped to handle any situation that may present itself through the selling process. We have sold homes that come in all shapes and sizes and will not be satisfied until the job is done and YOU are happy.

So you ask yourself, why sell my home now?  While many consumers are still may be sitting on the fence, others are getting reconnected with the changing real estate market. One reason we encourage home owners to list with SI Real Estate now is because of the limited housing inventory available. Inventory in our local Tampa, Florida market has dipped 23% from levels of one year ago!  A healthy real estate market should have six months of property inventory available. The average “shelf life” for homes in our market today is a short 69 days. This causes multiple offer scenarios, which usually produces higher selling prices and shorter time on the market.

Being that housing inventory is dwindling, builders too have stepped in and taken action.  Tampa home builders have started building at rates we haven’t seen in over four years. While new construction creates options for buyers, it also crates competition for sellers. Sellers haven’t seen the supply and demand curve in their favor in years, and it is finally beginning to look that way.

Along with reduced inventory come other factors such as record low interest rates and buyers wanting to take advantage of prices before it’s too late. A sense of urgency has been created and it has sprung from buyers realizing that the bottom was reached some time ago and the only way to go is up. This coupled with interest rates hovering around 3.3% are allowing consumers to seriously consider the advantages of purchasing a home.

Selling your home for a price you want is our number one goal. It involves more than balloons on the mailbox and a sign in the yard. Our experienced team of professionals at SI Real Estate will invest time, energy and effort in getting your property fully exposed on more than 85 local, state, and national websites. Your home will be added to the MLS (Multiple Listing Service) for other realtors to see and act on if they have a serious buyer lined up. Your property will be presented in the most professional way possible.  Pictures, virtual tours, and descriptive listings of the features and benefits of your home are only a few of the options we have in our marketing arsenal that we are ready to deploy at YOUR command.

Call SI Real Estate today to simply discuss some of your options. We can give you raw data on homes recently sold in your area as well as provide a comparable market analysis at no cost. We promise to lend expert advice as to how we can help achieve your real estate goals.

Both home sales and home prices saw positive annual growth during the third quarter according to the last report published by the National Association of Realtors. The national median existing home price rose 7.6% from a year ago. This is significant because it represents the highest increase we have seen in any quarter since 2006. At a local level, real estate in Tampa, Florida we saw an increase of 14.3% in median home sales price compared to a year ago. Tampa, Florida also posted a 7.6% increase in the National Association of Home Builders “Improving Markets Index” which identifies areas that have improved from the low point of the downturn.  This is the third consecutive month Florida metropolitan cities showed a gain, but what’s even more encouraging is that this also represents an even larger improvement when looking at the number of cities that posted a gain this time last year.
CoreLogic recently reported that the third quarter brought about the most building permits and new home starts in four years. Builder confidence is obviously high enough and, consequently, new home sales ticked up to the highest annual pace in the last two and a half years!
NAR Chief Economist, Lawrence Yun attributes these favorable increases to simple supply and demand. He said, “Housing inventories have been gradually trending down from a record set in the summer of 2007.” He stated that a more balanced and equal number of buyers and sellers has created a “sustained upturn in home prices. He expects to see this throughout 2013.
NAR president, Moe Veissi cited affordability conditions as a major role player in our improving real estate market conditions. “Historically low mortgage interest rates are encouraging many buyers who were on the sidelines, “he said. He also mentioned that “safe and sensible” mortgage underwriting standards would help push the surge along further.
The real estate market is something we all have in common. It is something that is vital and pertinent in all of our lives at one or many points along the road. It is our hope to share information with our clients, readers and friends so that everyone can benefit from being informed, and are enabled to make sound decisions with regards to real estate.

Tampa’s premier home builder, Standard Pacific has recently published an article that sheds light on market conditions and trends in our area. The article is based on a report done by Barclays Capital that forecasts home prices rising as much as 5% – 7.5%!

The article also reveals some significant factors that are pushing home prices in an upward direction and how this is being done in two different types of markets. It gives an interesting look into the prime “A and B” markets, and also tells why the “C, D and F” locations will soon become more desirable.

On a local level, we are seeing this first hand. New homes in New Tampa are in higher demand than previous years and inventory is quite scarce. We are constantly in multiple offer situations and sometimes loosing the bidding war due to home buyers submitting low ball offers that do not hold up. Standard Pacific has a great presence in the New Tampa area and will soon run out of homes to sell. Don’t miss out on a home of your dreams because you still think the market is at the bottom..

Prices of New Homes

New Home prices have turned the corner and forces are driving rising prices in the foreseeable future. In this article, we discuss these forces and reveal the trends that are not evident to those who rely only on publicly-available data to form their views on home prices.

The popular aggregate price indices have shown a modest turnaround in home prices, rising nominally in recent months, but these median readings obscure the dramatic cross-currents that are at work underneath the surface. Effectively, there are two housing markets, each exhibiting distinct price trends. One consists of residential developments that are within a reasonable commute of job centers, with developed shopping and entertainment options and good schools. These are the projects that the builders care about, characterized by strong new-home demand and an increasingly scarce supply of homes and lots. The other “market” is the massive collection of remote lots, struggling subdivisions, and mothballed master-planned communities that were developed during the last year of the boom (2005/2006). Projects with these characteristics are almost completely dormant, and have very little impact on the builders.

Factors that will keep home prices rising in the “A” and “B” (good) locations are:

• New-home inventories are so low that builders who have standing or nearly-finished homes can command higher prices.

• Lot scarcities, expected to worsen in 2013, will force builders to raise prices, and the limited supply of new homes for sale means that builders have more pricing power.

• Rising costs (materials, lot prices, permitting/impact fees, and labor) will force builders to raise prices in order to be profitable.

• Pent-up demand re-emerging (people who were doubling up are now finding jobs and forming their own households, and people who were waiting for prices to bottom are now taking advantage of the buying opportunity and record-low mortgage rates). Household formation rates are forecast to increase by 50% over the next three years.

Meanwhile, in the “D,” and “F” locations, plentiful supplies of bank-owned homes for the moment continue to make new home construction a money-losing proposition. If buyers are willing to commute to those areas (‘drive ‘til you qualify’), they can buy homes from banks, at auction, short-sales, or from investors who bought from the banks or the agencies, and they can often do so at a price that is below replacement cost.

The “C” locations are neither good nor bad at present. While not all “C’s” are created equal, within two years many will rise to “B” status. No builder wants to be “below C level.” (very punny). I like Mike Castleman’s (Metrostudy’s CEO) statement during a presentation to a national builder client that builders will soon be “gnawing at the bone of C lot supplies.”

The Housing Market and Available Lot Supply…or…The ABC’s of VDL’s

At first glance at our data, it appears that there are lots of lots. But are there really?

Builders are complaining that they can’t find lots to buy, yet there is a huge 80-month supply of vacant, developed lots in the markets we track. The problem is that the vast majority of the lots are in the far-flung suburban areas that are NOT on builders’ radar, because they are so overbuilt and over-lotted.

Residential subdivisions that are close to where people work and shop, and within good school districts, are talked about as being in the “A” or “B” submarkets. Those that are farther away from the core, or are otherwise in inferior locations, are given lesser grades.

Builders have little use for those “D” and “F” lots, but have a growing appetite for A, B, and C locations, and it calls to mind the lament of Coleridge’s Ancient Mariner: “water, water everywhere, nor any drop to drink.”

This distinction is of critical importance in the hard-hit ‘bubble markets.’ In South Florida, there are 26,037 vacant, developed lots, but only 7,811 of them (30%) are within what Metrostudy has determined to be “A or B” locations. In Phoenix, there are 83,866 lots, but only 15,998 (19%) are in A/B areas. In Atlanta, there are 140,000 lots, but only 18% are in the A/B locations.

The distinctions become even more striking when one ‘drills down’ to individual submarkets. A market might have a 100-month supply of lots overall, but the submarkets where builders are preparing to build homes might only have a 20-month supply.

It should also be remembered that not all of the A and B lots represent available supply. Most of them are owned by builders or other entities. The barriers to entry into these coveted neighborhoods are high.

There is one major reason why the quality of the location matters: pricing power. Builders who have lot positions in the A and B submarkets not only command a pricing spread over the lesser locations, but they are also (in some cases) able to raise prices. Until six months ago, we had not heard of very many cases of builders raising prices. The fact that some builders are raising prices is of great significance; they would not attempt it if they did not feel secure that the higher prices would stick. This speaks to the new confidence that the builders have that demand is strengthening.

By contrast, in the C, D, and F locations, there are no price increases to be had. In fact, prices of resale homes and REO may still be declining in those areas. It will take time, but sooner or later the price levels in the A and B areas will force more buyers to make longer commutes. “Drive ‘til you qualify” is the expression.

A report published by the web based real estate company, Zillow, shows that the amount of homes for sale fell by 19.4% in the last year! Zillow divided the statistics by price tiers. The greatest reduction of inventory has come from the top two tiers.

Three metro areas of Florida made the list with Tampa, showing a year over reduction of 19.8% for the top tier, and 23.3% for the mid-tier homes. The overall average reduction in inventory was 22.9% for Tampa Florida real estate market. This should make it easy for fence sitters who are waiting on the sideline for the “right time” to list their homes. Those who have questioned selling their home for the last year are beginning to realize that they missed the bottom a while back and may be scrambling to catch up.

As far as buyers are concerned, the time has passed for them to offer $10,000 under listing price. The days of low ball offers are over. Buyers are now starting to participate in bidding wars over properties that used to be great “steals” and are finding themselves out of luck. We have seen this mix of declining home inventory, record low interest rates, and the general supply and demand curve start to look normal again for some time.

Our question to you is, why wait? Call us today to discuss your real estate goals and options, and don’t be the one on the sideline wishing you would have acted sooner.

As we continue to see the ever changing real estate market take a positive turn upward, some people are asking themselves what to do in these times. Based on recent home sale statistics, homes are being sold at a much faster rate than we have seen in years. A healthy real estate market usually has about 6 months of supply at any given time. Today we have seen that number cut in half, and the shelf life of homes for sale has dropped to about 69 days. A clear sign that the real estate has shifted to a seller’s market.
August 2012 posted numbers for existing home sales that surpassed 9% increases from this time last year! Chief economist of the National Association of Realtors, Lawrence Yun said, “The Florida market is experiencing inventory shortages, which are placing pressure on prices.” This shortage of real estate inventory could lead to other advantageous recovery factors like new construction projects, which in turn stimulates the market with job growth.

Lending conditions also play a significant role in the way the market continues to shake out. Yun also noted that at least a half million more homes could be sold in the coming year if the tight credit standards that exist today are modified. The time it takes to process a real estate loan application is far too long and the documents borrowers are required to show is considered excessive in the eyes of many realtors. Last month alone, 53% of loans went to borrowers with credit scores above 740. Last year the 12 month default rate was at 0.4% compared to 2007 when it was closer to 3%.

Shelf life, inventory, and recent home sale trends combined with loosening these tight restrictions and guidelines would all stimulate job growth in the related trade and service industry. All of these factors play a key role in how and who is influenced the most by these changes and trends in the real estate market.

As summer comes to an end, we take a look back to reflect on what has transpired over the last few months, especially in the Tampa Bay area real estate market.

On a national level, the real estate market saw an increase of 2.3 percent in existing home sales, while Tampa Florida experienced similar gains. Tampa, Florida saw an increase in median sales price of approximately $15,000 compared to this time last year. New construction home sales also saw a jump in the right direction, boasting a 25 percent increase according to a recent report by the Commerce Department. This increase can partly be attributed to the record low interest rates and shrinking home inventory the state has been experiencing this year. If the jobless rate continues to shrink as we have seen this year, the affordability rate will undoubtedly rise, causing more and more consumers to enter the home purchasing arena.

The National Association of Realtors reports a 9.4 percent increase in home prices compared to 2011. Even more striking, the 3.8 percent increase in home prices in July alone, was the largest since 2006! President and CEO of CoreLogic, Anand Nallathambi made a recent statement saying, “we are clearly seeing the light at the end of a very long tunnel.”

A very helpful factor that should not be forgotten is the shelf life that homes are experiencing. Compared to this time last year, there is nearly a 30 percent decrease in the average time a home stays on the market. Down from 98 to 69 days, this is a clear relationship between inventory supply and time spent on the real estate market.

A recent study done by Marcus & Millchap, shows that rental prices in Florida may see an increase in the last half of 2012. They cited improving job rates, less apartment inventory, and declining vacancy rates as the main contributing factors to the expected increase in rental costs. Larger cities like Miami, Tampa, and Orlando may feel the increase more so than smaller markets such as Sarasota or Bradenton because the smaller markets usually have somewhat higher vacancy rates. Here in Tampa, Florida, we have seen this trend first hand with our investors and landlords expecting increases in rental rates. This has proven to be an attractive component for international investors who are constantly looking to Florida, especially Tampa, for investment opportunities. Real Estate management companies can present higher return opportunities to these investors who usually hand the keys over immediately after closing on properties. Condo communities in Tampa such as Courtney Palms, Valhalla, Cordoba Beach Park and many more are seeing these increases already. Being that these rental prices are already on the path to spike, tenants who have been on the fence about buying, are being encouraged to step up to the plate and make the move into home ownership. With mortgage rates at a record low, 3.75%, more and more people are seriously considering their purchase options. This alone will not fuel a full recovery, but with the help of an improving job market that now boasts an extra 1 million jobs since the beginning of 2012, it will definitely have a larger impact for the rest of the year. The last couple of months have shown increases in real estate sales and new construction homes at the highest level in many years. We encourage all prospective home buyers, investors, and renters to ask themselves, “Am I ready to purchase a home”? The answer may come easier by having a casual conversation with one of our experienced real estate professionals and getting in front of someone who can actually crunch the numbers before you embrace or simply dismiss the idea. Pending home sales see a 4.1% increase from February to March 2012. These figures have increased 12.8% since last year at this time, which is also the highest it has been since April 2010. Lawrence Yun, chief economist for the National Association of Realtors, says, “The housing market has clearly turned the corner. Rising sales are bringing down inventory and creating much more balanced conditions… which also means home prices will be rising in more areas as the year progresses.” This information is simply information, unless you use it to your benefit when mapping out your Real Estate Goals. A recent study conducted by the National Association of Realtors shows that housing affordability has been at an all time high thus far through 2012. The Housing Affordability Index is relative to median home prices, median home income, and average home mortgage rate. Buying power is the result of a higher index. Here in the Tampa, Florida market, the Housing Affordability Index is higher than most cities in the country. President of the National Association of Realtors, Moe Veissi, says the most recent study highlights the opportunities that more and more people are ready to buy, and some may not even know it. The “100 point” mark is reached when a median income level producing household is ready to purchase a median priced existing single family home. Being that the index is above 200 right now, the majority of Americans have double than what is actually needed to buy a home. Florida’s Bay area, which includes Tampa, St. Petersburg, and Clearwater, is currently at 154.4 as it relates to housing affordability. He also went on to say that housing inventory has dropped and that the decline in supply should help the housing market stabilize throughout 2012. If access to credit is made easier, we should see home prices and sales going up more and more as we head into the second quarter of this year. As mortgage rates remain at all time lows, and mortgage applications stay high, more activity is soon to come. If these record low rates can remain available for an extended period of time, we can begin to see light at the end of the tunnel. If you were one of the 111.3 million people who watched the Super Bowl, I’m sure you have an opinion on which commercial you enjoyed most. Whether you liked the punches being exchanged by auto makers, or dancing M & M’s, you may have noticed one that was out of the ordinary. The Century 21 thirty second spot was the first real estate commercial to be aired on Super Bowl Sunday in 21 years! The commercial featured Donald Trump, Deion Sanders, and Apolo Ohno. You may ask yourself, “is this really going to make people pick up the phone and call a realtor”? No, that was not the intent says Bev Throne, Chief of Marketing for Century 21. Their goal was to plant a real estate seed in Super Bowl viewer’s minds, and use this as a springboard as the busy spring home selling season approaches. The National Association of Realtors estimates that 4.5 million real estate transactions will take place in 2012, which in turn, equals 9 million agent commissions. The idea was to provoke a buying and selling thought process that people who are watching at home may have never considered. Hopefully the numbers that the NAR predicted are spot on or lower than what will actually come to pass. The National Association of Home Builders recorded 29 more cities to the list of improving housing markets. This is the sixth month in a row that has seen such increases. News releases such as this, paired with expensive 3.5 million dollar Super Bowl commercials will hopefully add a feeling of confidence for anyone thinking about investing, selling, or buying a home in the coming year.
