You are not going to believe this!!! I didn't. Last week I went on a listing presentation, nice Renton home for sale, getting ready to help the couple who is getting a divorce. The husband seemed very knowledgeable about the market and the comps. I of course asked several times for the business, some trial closes, several objections and then... they said they were going to interview one other person. I take almost every listing (and sell them) at every appointment, so this was different.
Followup email to both thanking them for the opportunity, followup thank you cards. HMMM .... couple phone calls asking again for the business, no answer, left a messages. No call saying thank you Gary we listed it with somebody else. Not in the mls listed by anyone else yet. Nothing. So, being aggressive and wondering what was up, I swing by the house today to knock on the door. Lo and behold.... there was a nice sign in the yard, for sale, very small local company.
Head over to a different new listing that we have, check to make sure the staging was great, talk with a couple clients, set a couple of appointments. Pretty good rest of the day.
HERE IS THE CRUNCHER !!!!!! Tonight I check on the mls, there is the listing. Priced much higher than I talked about. Look in the Agent Only Remarks and it states, "one seller is a real estate agent" ??? Hmmm. I know where Mrs. Seller works and was told where Mr. Seller works. Check MLS Roster. Guess what, no, wait for it, no really hold on, do you see this coming, ya sure, yep ..... Mr. Seller is a licensed agent (not a Realtor), and imagine this, he works for the company that has the home listed.
Now I have a bunch of questions:
Is he a part time agent and didn't know?
Should he have told me he was a licensed agent?
Does he have a legal or ethical responsibility to do that?
Is it the right thing to do?
Did he just want to know my very successful and extensive marketing secrets?
Do I even care to call him and ask?
Would his Broker think this was appropriate?
What does Mrs. Seller think?
Would any of you have done the same thing?
As they say in FB land..... LOL LMAO ROFL .... Life is too short to worry about someone so sad.
Business in Renton is solid, prices in some neighborhoods are leveling out, lots of buyers are in the market. So for those of you who are interested in buying a great Renton home or having the Gary McNinch Team sell your home or condo. Give us a call.
